The Requirements
To be a strong fit for the role of Project Manager, you will have:- A bachelor’s degree from a four-year college or university in Construction Management, Civil Engineering, Architecture or a related field of study.
- At least 5 years of combined progressive experience in a Project Engineer and Project Manager role
- Demonstrated leadership skills with ability and willingness to handle numerous challenges, solve complex problems and motivate others
- Ability to maintain effective relationships with customers by exceeding their requirements and expectations

The Role
As Project Manager, you will report to the Project Executive and manage a variety of projects in the construction and/or pre-construction phase. You will be responsible for mid to large projects which you'll manage with a good deal of independence. Typically, your projects will range from $15MM to $100MM. You may also work on complex projects requiring the service of two PMs, a senior and yourself.

Day-to-Day Responsibilities
On a daily basis, you will serve as the customer-facing point-person and Company representative as you manage your assignment. As an experienced PM, you probably know what this job entails, however, to ensure we’re painting a clear picture, here are some details. You will:
- Be responsible for the overall management of each assigned project, taking full ownership and proactively driving results.
- Manage professional construction services, including the planning, coordination, execution, completion and financial outcomes of each project.
- Partner with the Superintendent, maintaining transparency and proactively providing updates.
- Direct and supervise activities related to contract administration, project procurement, financial budget/cost management, scheduling and quality controls.
- Directly supervise and lead project teams to ensure projects are successfully completed.
- Ensure that client expectations, financial, quality and schedule goals are attained for each project.

The center is a six-story, 120,000 sf campus building, and will house the academic programs for the David Geffen School of Medicine.
Role Specifics
In the following key areas, a sampling of specific responsibilities includes, but is not limited to:Project Management and Contract Administration
- Managing multiple project teams and complex projects as required, including project procurement, administration and daily team operations
- Developing overall team staffing and organizational management to determine resources needed and define team members’ responsibilities
- Overseeing the subcontracting process, including a buyout award schedule and timely management and execution to meet defined buyout goals
- Managing projects’ subcontracting and trade buyout process including scope development, scope review meetings, final pricing negotiations and awards, preparation of subcontract/purchase order agreements, abstracts and owner award authorization requests
- Managing and coordinating administration of subcontracts/trades, including the procurement and submittal process to meet schedule requirements, cost controls, change order negotiations and closeout
- Resolving trade/subcontractor coordination items or conflicts in accordance with project goals
- Collaborating with Superintendent to manage subcontracts/subcontractors
- Directing the project team(s) to achieve project quality goals in the execution of construction
- Managing the project team to achieve project sustainability requirements
- Collaborating with Superintendent in the planning and execution of field construction to achieve project(s’) schedule goals
- Collaborating with Superintendent, subcontractors & suppliers to create and/or manage the development of the project(s’) CPM construction schedule
- Managing and maintaining schedule(s) and schedule updates
- Coordinating and communicating project schedule status to clients and team(s)
- Coordinating and delivering subcontractors’ and suppliers’ requirements to meet project schedule
- Managing project budget, including preparation and review of original budget set-up and budget revisions
- Managing change orders and cost controls, including development of potential change orders for owner review and issuance of subcontractor change orders
- Managing procurement of PCOs/change orders from trades/subcontractors and tracking of PCO log and files
- Managing, preparing and presenting Owner Change Orders, including review and negotiations with client
- Procuring, managing and negotiating Subcontractor Change Orders
- Leading the preparation of monthly forecasts and profit projection analysis
- Presenting and reporting to executive management on project updates and financial status
- Collaborating with Project Accountant in the preparation of Owner Payment Applications, including the procurement of subcontractor invoices for the monthly Payment Applications
- Leading operation management of assigned projects’ preconstruction and estimating efforts
- Assisting Preconstruction & Estimating Departments with the management of estimates, preparation, review, and compilation of costs related to project estimate/budget, including qualifications, exclusions, value engineering, allowances, alternates, etc.
- Leading development of preliminary project schedules
- Leading development of staffing plans and preparing general conditions estimates in collaboration with the Estimating Department
- Reviewing and coordinating all trade bid scopes in addition to preparing assigned subcontractor bid scopes, bid analysis and bid post sheets
- Collaborating with Superintendent in executing the structural concrete construction to achieve the projects’ quality, schedule and financial goals
- Verifying and reviewing weekly concrete quantities and weekly labor cost reports in collaboration with the Superintendent
- Reviewing and tracking Concrete Placement & Pumping Logs and material procurement including Purchase Order Logs and Formwork Tracking Logs
- Assisting with material invoicing review and approvals
- Handling the preparation of original budget set-up; managing project budget including preparation of budget revisions
- Leading preparation of monthly financial forecasts and projection analysis
- Collaborating with Superintendent to review concrete schedule and placement sequence of work, formwork selection and analysis, pumping analysis, and labor resource allocation planning
- Participating in periodic jobsite safety inspections/audits as required
- Coordinating with Superintendent to implement safety requirements within the contract documents
- Assisting with jobsite safety startups, including project team safety coordination meeting and special care subcontractor requirements
- Promoting and supporting Morley’s safety culture
- Serving as team leader in maintaining client, consultant and subcontractor relationships
- Assisting with miscellaneous marketing and business development efforts to promote Morley’s business goals and reputation
- Assisting the Marketing Department in the preparation of proposals for new projects; participating in presentations/interviews for new projects
- Engaging and maintaining client relationships from preconstruction through project completion, including the positive resolution of all outstanding issues with Owner by securing positive client and consultant referrals
- Maintaining relationships with subcontractors and vendors in order to secure positive referrals
- Enhancing Morley’s reputation by building effective relationships with customers, design teams,
subcontractors, suppliers and user groups that embrace company core values and exceed customers’ expectations
- Supervise, train and develop direct reports (Project Engineer Interns, Project Engineers, and Senior Project Engineers) while prioritizing and delegating responsibilities to others
- Liaise with Project Superintendents and field personnel
